2. Thus, today, in modern times; purchasing a unit at The Vales EC @ Sengkang can be considered as? "mixed blessings":

3. On the safe side and from a Shapes and Forms Feng Shui point of view: best to avoid:
3.1. Block 81 Stacks: 23 and 24, Block 83: 27 & 28, Block 85: 31 and 32, Block 87 Stacks: 35 & 36.??As these stacks are directly facing the under construction: Sengkang General Hospital.

3.2. In addition, to be on the safe side;?other then Feng Shui; usually this would affect the resale value of such stacks in the later years.

4. Thus, if one really wants to consider this development; best to choose stacks that are not facing the hospital.

5. A blessing in disguise; on future resale could be that nowadays; our local hospitals have attracted a substantial number of foreign workers e.g. from Philipines and other countries that are not too concerned with living / facing the hospital. And this is a potential pool of such "buyers" who may be willing to queue up when the development is allowed to be sold-resale on the open market.

6. Coming back to Feng Shui wise; it would be best to investigate where Autopsy in the Pathology department is situated.

6.1. Often, when there are deaths in a hospital; the dead are usually wheeled to this transit area.?This department also deals with autopsy of?un-natural death such as suicide, murder etc...

1. When I first looked at the site locationi of The Vales EC @ Sengkang, I immediately thought of a near equivalent condominium site: Eastpoint Green @ Simei.

2. In Eastpoint Green, in the past; the developer had situated it's multi-storey car park cum tennis courts directly facing Changi East Hospital.

2.1. And only 3 blocks (Wing 1) with smaller stacks/units facing the Changi East Hospital.

2.2. In the Eastpoint Green @ Simei, Wing 2 & Wing 3(also consisting of three blocks each) are furthest away from the hosptial frontage.

B. More... No issue if my unit is not close to the Tampines Expressway Right? Erh.. WRONG!

Previously a client of mine was the first owner staying at Block 79 closest to Sengkang East Road.
They had to endure the constant traffic noise along this busy Sengkang East Road. 

Therefore, this implies that it is not necessary true that there is no issue if ones development is not near a highway.
But such a busy road is equally BAD. LOL

Good news! My the last I had was visited this client for a discussion at their unit for their new home. Yes, they had moved-on a TAD wiser now. LOL!

My Advice on House Viewing for such units?

Try to arrange a house viewing especially on busier part of a weekday!

Traffic noise (if any) can be misleading especially on Sundays &/or Public Holidays.

Part 1: How is the luck of the Interior Feng Shui of this unit?
