These are some considerations: 1. You wrote: "Is this considered a good unit?" Frankly, this is beyond this forum. 2. Many Feng Shui concepts or taboos has more to do with common sense than Feng Shui. 2.2. Whenever I try to understand a situation or senario; I always try to ask myself this question: " In the first place, has it anything to do with common sense?" 3. Placing a dining table on the balcony: 3.1. If the unit is a high floor or for that matter 3rd storey or higher; if one does not install grilles at the balcony; and if one has young children and or visitors e.g. family members or relatives or friends young hyperactive children. 3.1.1 If no grilles were installed, one should not run the risks of such kids climbing onto the chair and table and unfortunately... they are not superman. What happens if they fall off the balcony (with no grilles?) 3.1.2 Many developments especially Condos and ECs have balconies that are facing each other or in close proximity. Again, if one does not have an external blind; and eat at the balcony; and tens of neighbours can see .. often, many don't like to eat so openly. Or some even "had" to wave to their neighbours.. gesturing.. "want to come and eat over?" 3.1.3. From a Feng Shui point of view; even if one has external blinds; one should avoid to draw them down always at the balcony. Unless the balcony happens to face the rubbish bin or a nightmarish mother-in-law's unit. 3.1.4. Besides insects and food getting cold.. is another possibility. 3.1.5. For many Singaporean males who had already completed their reservists.. don't need to do any more reserve training like.... allowing the mosquitoes to feast on one's blood right? 4. Perhaps.. Para 3.1.4 and 3.1.5 is a far fetched ... concern... 5. Why common sense related to AVOIDING placing a dining table at the entrance area? 5.1. I often visit (many) clients homes. Some have the dining table in a prestine condition: where the dining table is clean and clear. 5.2. But many-a-times; I could see a pile of junk on their dining table. For example even the adapters of their older Iphone 4 cables were lying around with piles and piles of "rubbish" strewn on the table. Here, first impressions count: When one has a visitor; the first time they come in is the immediate vicinity. Fine if the dining table is "prestine" clear and clean and neat. But.. 5.3 Looking at the layout plan, there is still a foyer to the home. Therefore, even if one choose to leave the main entrance door open while feasting... is ok. While in some HDB flats where there are some pedestrian traffic.. leaving the main door open .. may mean that while eating food; may glance at a passer-by or a known neighbour : " Do you want to join us?"

Personally, would I buy such a unit:? (Please note that this has nothing to do with Feng Shui. But all to do with the concept of "HUMAN or MAN LUCK") "Never! I will not touch it even with a ten foot pole. Free? If free, take it and rent it out..lor" This is because, as I mentioned in my previous thread. My overwhelming concern is that if I had bought such a unit: "Knowing myself, I will often tend to worry as to why I did not purchase a (Normal) unit like everyone else?" As one can see, this has nothing to do with Feng Shui (Earth Luck). But everything to do with HUMAN (Man) luck or personal feel. If I had say bought this unit.. I may have worries about the future resale value ... passing it to family members etc...

These are some considerations: 1. In my opinion, I have personally looked at tens of thousands of layout plans in my life-time. And maybe blame it on falling memories.. the most distinct are some of the layout plans of Regent Grove condo at Choa Chu Kang. Even if with a WC, beside the main door there is a solid wall between the WC and the main entrance. 2. The other are some landed properties in the past where the developer had placed a "powder room" (many such powder rooms have a WC). Frankly, there are more of such incidences related to landed property. But your question is not about landed properties. It is about apartments. 3. So far as I can recall, I seldom if ever see any HDB flats that has a toilet next to the front door. And yes, the government (HDB statutory board) had built close to 98% of the total housing in Singapore. And yet, correct me if I am wrong; mostly are kitchens but I can't recall any toilets next to the main entrance of such door. 4. What I am trying to get to is that even if there is no major issues in Feng Shui; BUT under the Holy Trinity of Chinese luck system: 4.1. Heaven luck or born with = Ba Zi = 33.33% 4.2. Earth luck = Feng Shui = 33.33% 4.3 Human or man luck: Feeling good or bad etc.. = 33.33% Total = 100% Here, another consideration is the "Human factor". 5. For example, if today, I say, it is still acceptable under Shapes and Forms provided, the exernal Shapes and Forms are okay and there are few "major leaks" in the home. 5.1. Thus even if this toilet passes under Feng Shui; but if someone has bought this house and STILL in doubt or whenever visitors visit the person would comment : "You know.. it is bad luck to have a toilet at and seen from the main door". 5.2. This Human or man luck = feeling good or bad may eventually bring down the Human Luck factor. And remember it also accounts for 33.33% share of one's total luck. 6. Seriously, as mentioned under Para 1, in my opinion, I have literally seen tens of thousands of layout plans in my life-time and maybe, just maybe such layouts account for a very small percentage of this total. 7. In the future, if someone were to bring in a regular geomancer or a very conservative geomancer to help him/her assess the unit before the potential owner buys it. The odds are that many geomancers will see or use this as a RED Flag. And may even tell the potential buyer.. go find a better unit.

These are some considerations: 1. Some temples are "clean". While some are not so. How to tell? 1.1. Frankly, for the lay person is difficult. Often, one tool is a Chinese Luopan in the proper hands can differentiate this. 1.2. For a lay person. Usually, even if the temple is not clean; a normal person would normally no be affected by it. 1.3. Unless someone is really "down and out". This is because each of us have a personal aura. And if one's aura is normal or average, there is totally no concern even if the temple is not that clean. 2. Avoid placing bells or wind chimes in a home facing the temple. And avoid having too many antique pieces or rather avoid purchasing any antique pieces in the new home. And try to maintain a "bright environment" in the new home.

A typical NW3 Chart looks like. Thus one could superimpose the layout onto it... However, if one has the time; do look at the comments at the centre palace. This is because the coming prosperity star auspicious water star #9 will fall at the centrepoint. And.. do take note that if one wants to keep this unit on or after 2021...2022.. and a salaried worker.. hmm... However, for a SE3 chart, it is not a issue.. As the centrepoint has the mountain star #9 instead. Which is not so affected as this chart.

These are some considerations: 1. "the opp blk is too near to this and therefore no privacy..." This is subjective. And based on personal and family preferences. 1.1. From a Feng Shui point of view, at least there is a "BRIGHT HALL" effect. As there is a pool between the two "sides": there is sufficient qi at the frontage. 2. Under Flying Star Feng Shui: 2.1. Based on initial compass measurement; refer to attachment. For example Stacks 58, 59 & 62, 63 have compass readings at the frontage of 337 degrees or Flying Star NW3. 2.2. And the corresponding stacks 56, 57, 60 & 61 faces SE3 or 157 degrees. 3. A NW3 sector range between 322.5 degrees to 337.4 degrees. While a N1 sector range between 337.4 degrees to 352.4 degrees. 3.1. An initial reading of 337 degrees is quite "scary" as just 0.4 degrees towards 337.4 degrees and such stacks e.g. 62 and 63 MAY fall into "No man's land". 3.2. Don't like the sound of "No man's land" right? This is because even a Geomancer dread a"touching such a property". 3.3. Hopefully, such stacks stay as 337 degrees or even 336 degrees! 4. Thus the concern of privacy issues pale by comparison if one encounters the above Para 3. senario. Let's hope it is not true.

There are two concepts under the Compass School: Eight House (e.g. such as bed head facing West) and Flying Star Feng Shui. 3.2. Here, Flying Star Feng Shui accounts for the bulk of the luck as much as 25 percent. And the remainder 5 percent goes to such things as "your bed head facing west". 4. In summary as a rough guide:- Shapes and Forms Feng Shui (Location, location and location) = 70 % Flying Star Feng Shui = 25 % Eight House Feng Shui = 5% ---------------------------------------------- Total Max score = 100 % ==========================

In my opinion or to be fair: Countries such as Singapore that choose to import labour and max the land or crowd more and more people into the country: even if one is a multi-millionaire; majority would still be housed in an apartment. Therefore: the term "Location, location and location" is harder to reach especially for many who just started out with an equally high priced 99 year old leased property. Given this senario; one's hope is to try to squeeze out as much luck from the 30% left of the total marks. And hopefully, the other 70 percent: not sterling but at least not a rotten location. Thus in many past forum messages, there are homes that:- 1. Are unpolished gem. And for these homes, just a simple and straight forward enhancement can do wonders. 2. There are the other homes that are within the "bell curve". Here, do a search in this forum... for this term 3. Unfortunately, there are homes that like even before staying in is already similar to a 10 year old 1,000 cc car. Suppose to be scapped by SGP standards... Thus no matter how much one tries to fix the "leaks" here; there is no miracle cures. 4. Contrast this to the 1960's to 1970's where many teachers could afford to purchase a terrace house for SGP$15,000/-. And then, semi-detached homes and bungalows can afford to have many fruit-trees. And even able to cope with the popular mango tree. Very popular that time as their properties are fairly large to be able to swallow this tree = notorioius for it's overgrowth and dense folliage.

Part 4: Again, assuming that this layout is also a Period 8 NE2 chart. And assuming the frontage is NE2/NE3. And try to imagine and superimpose the earlier 9 grid chart over it (this chart). 1. This layout plan has a Household shelter (bomb shelter) at the centre palace. Which is good. As it helps to lock the #5 and #2. Furthermore it is a bonus that it is not the toilet. 2. If one considers Period 9 : then the living room will in the future have the water star #9 at this location. Where one spends time at. 3. The other benefit of this layout plan vs above Part 3's layout is that it has the benefit of the main entrance /kitchen at the South sector. 4. The above two examples show that Flying Stars be it Period 7, 8, 9 etc.. with e.g. NE2/ NE3 etc.. is not just "ONE SZE FITS ALL" senario. 4.1 The mantra "IT DEPENDS" applies! 4.2 Thus, logically, this layout seems more beneficial IF one is considering this home long term. But if one will most certainly change home on or after 2022 onwards.. then, do ignore this analysis. 5. In this illustration: the frontage should often be standing inside the living room looking out of the living room window(s). As the main door depends on how the architect would like the unit to be "joined" to the common corridor. A sample illustration is where the main door could even be at location marked in red "A". Thus the main door could even be at a different direction. E.g. when opening the main door can see directly towards the living room window(s).

Part 3: Lets look at a sample illustration. And assuming the frontage is NE2/NE3. And try to imagine and superimpose the earlier 9 grid chart over it: Here frontage is standing inside the living room lookint out of the living room windows is say NE2: 1. Under Period 9; it is a double edged sword in that theEast sector is a missing corner. But there is an opening at the master bedroom (at East) to allow good qi to flow in: provided the owner opens the windows as highlighted in green. 2. Under Period 9: the mountain star #9 is wasted at the South side. Which is often the washing machine/ service yard area. 3. The good thing is that the centrepoint has the toilets. Which helps to lock the nasty #5 = misfortune/sickness with #2 sickness at the central palace. 3.1. Thus, contrary to popular belief: not always bad to have a toilet at the middle of the home = It depends! 3.2. Is this a good fit for a Period 8; NE2 facing unit? No choice if there are no comparisons. 3.3. What happens if one is house hunting and found a home with a layout as shown under Para 4, below? CLUE: Para 4's layout seems to be a better fit under future Period 9 chart.

Part 2: 1. Not too long ago, another user asked me what I look for if applying Flying Star Feng Shui. 2. I replied, that my priorities when applying Flying Star Feng Shui is a home that has the "double auspicious" stars at the FRONTAGE. 3. Thus between 1984 to 2003: when I bought a home; the first criterior is Location, Location and Location. 3.1. Next under Flying Stars is a home that AT that time has double #7's. 3.2. And from now to 2023: all the homes that I bought are again have great Location, location and location. And a bonus if it has double auspicous #8's during this period. 4. In this sample chart of a Period 8 NE2/NE3; for now to 2023, the auspicious #mountain star is #8. While the auspicious #water is or can often be wasted at the rear of the unit such as the kitchen /yard / yard wc etc.. 5. From 2024 onwards, the #8 becomes part prospeirty; the #5 takes over as the dominant star: a health concern. 5.1. Flying Star chart is not one size fits all. 5.2. For example, in this chart: the nasty #5 and #2's are at the centrepoint. And if the layout has an open space then it is not advantages to have this layout. For example in some developments, the centrepoint is a bomb shelter or a toilet. If so, the later suits this type of layout plan. 6. Since Period 9 is just around the corner; although officially it is 2024 onwards till 2043. 6.1 Often one can feel it's effecs say from 2022... 2023.. onwards. What to look out? 6.2. Here, the since 2024 to 2043 is under Period 9: #8 becomes past prosperity. 6.3. And #9 becomes the dominant or CURRENT PROSPERITY stars during THAT period. 6.4. Good luck if the Water star #9 is locked up in the EAST and assuming that this is a toilet. Or the mountain star #9 under that period which is located at South could also be the kitchen or even the service yard.

Here, Shapes and Forms = Location, location and location. A home with great location will ofen have good Feng Shui with or without the need for Flying Stars = help. 2. Thus, in that reply I mentioned that:- 2.1. Shapes and Forms Feng Shui can even be considered as 70 percent out of 100 marks 2.2 While Compass School Feng Shui: Has two schools: Flying Stars which accounts for only 25 per cent and the remaining 5 percent goes to Eight House concept.

1. Please note that the review is on 5 bedroom type. And not other bedroom types. Thus 42 & 44 happens to be facing NE1. 2. Under Flying Stars: NE1 happens to have auspicious water wealth #8 under Period 8. Thus this is its main advantage. As it's corresponding #8 mountain star is at the rear. Thus These two are its saving grace until year 2022... 2023 when it gradually change period. 3. As mentioned, other then these Two "wonder" stars till 2022..2023.. 2024. Other sectors have bad stars. For eg. The centre palace has the nasty #5 misfortune and sickness with #2 sickness stars. 4. The roof line of United world college can be a poison arrow. 5. Overall, this whole development is like most developments. And as it's three sides are facing the road, it pales in comparison to some other developments. 6. Common sense says that many don't want to be too close or earful to a fire station. If the fire engines turn on their siren etc... who is there to tell the not so. 7. Schools : if one is not directly facing a school... what is the concern? It's roof-line? Assembly area etc.

I suppose this shop located at the heart of old Hougang Block 6 Hougang. Most likely not be around in a few years time..

There are two considerations, here:- 1. Under Feng Shui: Shapes and Forms + Water classics 2. Common sense (which often translate to Common sense Feng Shui) Under Para 1: 1.1. Vehicles on roads are like water courses. And under the Water classics, it is inauspicious to have waterways (roads) that criss-cross. Under the water classics, if this was indeed a cross - water junction; there would be erosion of the banks of this cross junction "stream" or river. And under the water classics; this is a non-natural phenomenon. 1.2. If it was a landed property; once in a million; there may be an accident e.g. vehicle ploughing into the property etc.. But fortunately, this is a high rise and the ground floor pillars are a distance away from the roads. Thus, even if a vehicle were to plough through, there are sufficent deterent or barrier(s) to stop it cold on it's tracks. 2. Common sense says that there will be "white pollution" or white noise caused by vehicles such as buses, cars and sometimes by motorcycles. Sometimes, we could hear them at early hours of the day. 3. Other factors: Can be a positive or negative:- 3.1. Positive in that the unit has unobstructed view at least between it; the road and the next road - as compared to some of the units in the development that faces each other. 3.2. Negative? Especially if the unit is facing the afternoon sun or directly facing the afternoon sun. Here, there is literally: no-where to hide from it. As there are no other blocks or stacks blocking the unit.
