The Clementi Canopy Condo by UOL

The initial compass readings based on the Sale Brochure of The Clementi Canopy shows that this developments stacks either face NE1 (23 degrees) or SW1 (203 degrees).

The main concern is that just 0.5 of a degrees or more and the facing changes to either N3 (e.g. 22.4 degrees) or S3 (e.g. 202.4 degrees) facing.

The next few reviews, I will try to counter check it with streetdirectory.com. As the outlines are not up yet; but at least see if the sales brochure is "in the right direction".

Thus other than to be on-site; it is currently safe to use these perimeters to anlayse the Flying Stars of The Clementi Canopy

NE1 facing: Tower 16: with stacks 02, 03, 04 and 05 with Tower 18: 08, 09 & 10. These stacks  has the auspicious water wealth #8 star at the frontage. Particularly stack #08 is considered the most auspicious.

Thus, units with water position at the frontage (balcony side) can enjoy good Feng Shui. If so, the sum-of-ten can be activated for : Health, wealth and family luck. If the unit is not facing a water position, then best to place a water position at the balcony area to activate the luck. On the downside; the other sectors in such a home has bad stars that best to be disarmed or neutralised.

SW1 with Tower 16: 01 and 06 and Tower 18: 07 11, 12, 13.

As the water wealth #8 is at the frontage; water at the frontage is good. It will be advantages if the unit faces a pool of water especially stacks 01 and 06.

Or alternatively activate a water position at the balcony area. As such overall, the unit can activate the sum-of-ten. Need though to disarm bad stars in many sectors of the home. To disarm health related considerations.

Nan Hua High School's Block 41 has a roof-line that could be a potential poison arrow aimed towards The Clementi Canopy's Tower 16's specific storey.

Depending on the height of each individual storey of either Nan Hua High and The Clementi Canopy; it may slice towards one of the storeys.

Best to see that it is not a threat; if one collects the keys and suddenly confronted with a flat roof-line.

Sample shows the recently launched Park Place Residences roof-line.

A visit to the site (Clementi Avenue 1) should give a good indicator of the sha qi (poison arrow) if any from the roof-line. Such roof-lines symbolises a blade. Hopefully, it is not aimed towards a unit's wndows or balcony openings (if any).

The Clementi Canopy

Please note that Choice 1 to 3 is not shown. Maybe closer to a year later when my client had already for certain purchased their unit.

Shown is the 4th choice. As client was advice to buy this as a "Last Resort". This is because the stove is close to the centrepoint of the unit

Then and now...

There was once a Jubilee School. Today, the school disappeared and Jubilee Road becomes a dead-end road due to the AYE.

The area where The Clementi Canopy is was once a busy hub. And there was once a circus connelecting Clementi with West Coast...

Today, this development is surrounded by good schools...provided can get in...nevertheless good resale potential other than those units near to the expressway plus afternoon sun..

Tender closing on 3 July 2019 for this plot of land on Clementi Avenue 1.

Fairly sizeable plot of land.

This plot is between HDB Clementi Peaks and The Clementi Canopy.

What this translates to is noise and dusts if one’s stack and unit is beside this development.

What happens if client want to do the First-time-open door procedure early and invited me to help out? Thus it is good for me to be at the development around 7.30am.

1. Often in the above senario, condominium guards are often very suspicious of visitors arriving so early.

2. Thus, it is good that The Clementi Canopy (TCC) has this...

3. Step 1: Resident/Owner initiate a QR code invitation:-

4. Step 2: Invitation received and visitor's details are entered in a form. I did not manage to print out this form. (The form actually asks a few questions like your e-mail address, how many adult and child visitors on that day). I think also the HP number - which I forgot to input.. LOL

Step 3: TCC sents out an invite as follows to whichever e-mail account that you had provided to it:-

7. So how did it go at the Guard Room? Did the Guard(s) scan the QR code?

8. So funny. Instead of penning down the usual unit address + my HP and name onto their regular Visitors A4 sized record sheet... instead, the guard has a stack of blank paper.

9. Like the many first times I went there, they asked: HP no? Name? Unit number? And once I called out all the details.. they let me know...

10. High tech to low tech... LOL....

11. At least, at 7.30am, I was not asked what I am doing at TCC early or that I have to wait for the resident/owner to arrive (given that not many have yet stayed in yet...)

1. (Below url link) While the Intercom system where users have to register their HP numbers usually two HPs is already happening even before Northwave...

2. In fact this intercom system has been in use for many years especially in many small private developments which does not have any guards in their compounds.

3. As these developements are small with only around 23 to 55 units. Many are found in private estates as as Katong, Pasir Panjang, Telok Kuaru etc....

4. Many small private developments can afford this telephony system as it has the advantages of efficency and security (no security guard at their premises).

4.1. However, unlike a wired dial-up system to the individual unit; this system depending on the age of the unit: GSM/2G/3G/4G and now 5G.

4.2. Today... the system can only support 3G upwards.

4.3. What is the hidden costs if any? As TCC only has two blocks 16 and 18; perhaps less costly as each system has to be tied to either a land line or a cellular system.

4.4. Whenever a visitor initiate a "call" on the intercom, in fact, the telephony system is now dialling out to the respective resident (two of them). And each call may be charged or a limit for each month.

5. Which translates to the more visitors using the telephony system, maybe the phone bills... erh may keep piling up...

6. Some of the condos in recent years using this system is The Trilinq and The Venue. These developments have few blocks. Unlike the newer mega condos such as Treaure at Tampines... may be due to competition, cellular bills are erh going down...
