Staff Cecil Lee Posted February 8, 2017 Staff Share Posted February 8, 2017 Parc Riviera @ West Coast Vale by EL Development Under Flying Star Feng Shui: Parc Riviera stacks has two facings: 1. N3 stacks which are facing "noisy" the Ayer Rajah Expressway (morning sun) 2. While S3 stacks pool facing and (Sungei Pandan) Pandan Reservior will have indirect afternoon sun. N3. Stacks/Units has the double auspicious #8's wasted at the "back" of the unit. Thus not as favourable as the pool facing S3 stacks. S3. Stacks are the best stacks for a East group person. As both frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth. The only concern for a S3 facing chart is that so often, the kitchen may be located at NW sector. Which in Feng Shui is called: "Fire at Heaven's Gate". And this can affect the male breadwinner's career luck. Thus for a South facing (S3) best to select a unit where the kitchen is either at North or North-east sector is preferred. Staff Cecil Lee Posted April 3, 2017 Author Staff Share Posted April 3, 2017 Last month (March 2017), this development: Parc Riviera had sold a total of 114 units. From what I heard from one of my clients who had just bought a unit, here. Seems like all 1 bedroom units were fully sold-out. And the second most popular in terms of sales are the 2 bedroom units. From what I understand, many newly launched developments also share this same trend. Most likely 1 bedroom units have a higher ratio of investors especially for those who had already reaped the benefit from their first generation 99 years HDB flats. And opt to invest perhaps for rental of this second unit.
myfs_163142
Hi Cecil, Possible to share more about the Fengshui of Parc Riviera, e.g. why "N3 Stacks/Units has the double auspicious #8's wasted at the "back" of the unit"? Also, you mentioned that S3. Stacks are the best stacks for a East group person. How about the West group people? Would the S3 Stacks be suitable for them too? Thanks! Staff Cecil Lee Posted December 20, 2017 Author Staff Share Posted December 20, 2017 A. Case Study: Characteristics of a typical Period 8 N2/3 chart 1. This is a Period 8 N2 chart. The red arrow below is self-explanatory:- "Isn't it such a waste that the double auspicous #8's wealth luck is at the kitchen area?" Such #8's should have been at the frontage side of the unit such as the living room / bedrooms and not at the kitchen = stove /sink side... Case Study 2: Can an East group person buy a West facing unit and vice-versa? You wrote: "Also, you mentioned that S3. Stacks are the best stacks for a East group person. How about the West group people? Would the S3 Stacks be suitable for them too?" For practical reasons, many developments do not have stacks facing NE / SW / West or NW. This is not an issue with a West group person. This is where a holistic approach using all available Feng Shui concepts:- For example: how suitable is the overall house to the breadwinner. As shown in the score(s). As well as looking into each sector by applying both the Eight House and Flying Star Feng Shui. In school: many of us must have taken lots of examinations. Thus if we are asked to answer 5 questions out of 10. Each question is only 20 marks each. Many teachers teach us the technique of allocating time to each question. And not answer 3 or 4 questions but leaving out the 5th question. Here, the aim is to MAXIMIZE our marks: No point scoring 18 /20 for the first 2 questions but getting 6 or zero marks for the rest of the questions. Do a search for the "Bell curve". This is because even in our school class: there are always the top students, the average and the poor or bottom class students. Thus if an East group home is ranked as EXCELLENT, even if a west group person buys it: this is a non-issue. Since the overage score is already high. But if the home is termed poor: even if it suits a west group also no use as it will pull-down the total luck.

Staff Cecil Lee Posted December 20, 2017 Author Staff Share Posted December 20, 2017 Case Study Period 8 S2 unit The Flying Stars of this unit. Where the double auspicious #8's are at the frontage. Meaning: at the living room / bedroom side. And not wasted at the "rear" = kitchen side. There are also many other factors especially the luck from now to 2022-23. And luck after 2024 to 2043. This is because, not everyone can change home or want to change home on or after 2022-23 onwards. Another factor is Location, location and location. And this home is in district 10 = a good prime location: So happens that even if the fit to both husband and wife are at the pass mark of 50% but in this illustration; under Flying Star Feng Shui the luck is good from now to 2043. As often, other homes have luck that is up to Period 8 = 2004 to 2023. And after that Period 9 takes over. In Singapore, other than the actual site: the two most valued locations are district 10: Holland/Bukit Timah and district 15: Katong/East Coast Road. Here a large percentage of Ministers / former ministers / high ranking civil servants/ generals and Presidents/former presidents stay there / including who's who in SGP. Staff Cecil Lee Posted December 20, 2017 Author Staff Share Posted December 20, 2017 Case Study: For existing resale flats, always stand inside the balcony and each open window and look out for poison arrows such as a pointed roof-top or a tree trunk or a sharp-corner of another unit. Here, Location, location and location is not so good. Note: this condo unit is a Period 7 home. And like the Period 7 N2/N3; the frontage at SE does not have good Flying Stars. And the current prosperity wealth stars #8: one of them is located at the centerpoint of the unit. And the other #8 representing water star is WASTED at the wardrope area of the master bedroom. This is another unit where the current prosperity wealth stars #8's are WASTED somewhere else in the house other than at the frontage (living room / bedroom side). Staff Cecil Lee Posted December 20, 2017 Author Staff Share Posted December 20, 2017 Case Study: Teasure Crest @ Sengkang: Showing the difference between a N2/N3 chart vs a S2/S3 chart. Again, as always the N2/N3 chart has current double auspicious #8's are often wasted at the rear. In this example it is literally wasted at yard of the unit and rubbish chute area. This sample illustration also talks about the other unit reviewed where the S3 stack was found to have the kitchen at NW = "Fire at Heaven's Gate. Anyway that is another consideration. The other detailed review of a P8 S3 facing unit. An S3 is an inverse of a P8 N3 facing unit:- Some of the comments on the above will give away that this is Treasure crest at Sengkang. Thus, I did not mask out the development on this illustration. But I have masked out both unit's exact address for confidentiality.
myfs_163142
Hi, Cecil, Thanks for sharing the examples to illustrate the points. Staff Cecil Lee Posted December 10, 2019 Author Staff Share Posted December 10, 2019 Question: Hi Master Cecil..during Qingming .. can we proceed to open the door? Reply: Yes Qing Ming this year (2020) is on 4th April. If you need to go visit.. then do so before open door. Question: normally we dun go to qingming.. cos my kids are still young.. is our parents will go.. hence do we need them to go first before we open the door? Reply: If you don't need to. Then Qing Ming is a non-issue for you. Is just like, if you are suppose to go visit. But happily go open door etc.. then "they will be angry". How to be angry with you if your never go qing ming? Note: As this WhatsApp was in 2019, Qing Ming was on 5th April... then. In 2020 it is on 4th April.

Currently odd looking metal frames. The creepers have not yet covered these frames.. LOL... Something unique.. thatched weave - cabanas. Staff Cecil Lee Posted December 17, 2019 Author Staff Share Posted December 17, 2019 1. On first impressions; as this is a condo. 2. One would expect that the two common bin chutes are covered (each) by a door. 3. For example: although this unit is not exactly next to the two common bins; 4. Hopefully, all occupiers/residents co-operate and not leave rubbish below the bin chutes and or drip liquids. 4. This photo shows the bins and the two units close-by: 4.1 The bins are closer to the four units closest to Block 101:- 5. Frankly, other than Hillion Residences where the developer Sim Lian included a small lobby to house the common bins; 5.1. Other developers certainly add a door .. some tough pastic, some metal, some even wooden doors. 5.2. Firstly, it is troublesome to having bring the rubbish and to open the door (some very heavy or tight springs) to try to manouvere and open the bin chutes... 6. Thus, it is a "blessing in disguise" to be able to do such business fast! 6.1. I believe, this is one consideration. 7. The next most important consideration has more to do with the bottom-line. 7.1. The maintenance costs of repairs and damages to these bin doors; the repainting or rusting doors .... 7.2. Not including hygiene.. the door handles are like Yucks! If the poor cleaners do not regularly disinfect both the doors and the handles. 8. Thus, for Subsidiary Proprietors who bought it as a long term would not want to add this as an additional sinking fund replacement/repair costs. Which ultimately comes from their own pockets! Right! 9. Anyway, there is no unit that faces directly towards these two common bins. 10. Maybe... one of them later may or may not be converted into a re-cycling bin.. as there is no reason to have to bin chutes ... here... 11. Hillion Residences is the few or rather one and only condo at the moment that has an enclosed (door) lobby that uses an identical foot assisted rubbish bin opener. (See Photo) 12. In addition, the enclosed bin lobby is completely tiled to allow the cleaners to safely wash the interior of the bins in this development. URL of link to Hillion Residences Condo: P.S. Generally, because of one "solid" base and two towners (twins) augurs well for future stable maintenance fees. Given that compared to many other developments, the facilities are basically swimming + clubhouse + outdoor dining pavilion. Frankly, if I own a unit here, it is good to be back to basics type of condo.
Staff Cecil Lee Posted December 17, 2019 Author Staff Share Posted December 17, 2019 Views from Block 103 towards the AYE... Side view of Whistler Grand...
