The hallmark of an "old-hand" are:- 1. Usually the Precinct Pavillions (PP) are "tucked" with consideration at corners of an estate. 1.1. For example: the larger Precinct Pavillion is located at the tip or junction between Clementi Avenue 1 and Commonwealth Avenue West. Below: In RED the location of the two PPs:- 1.2. Due to the plot, if the planners could, I am sure that they would have placed the entire Multi-storey car park MSCP along the stretch parallel to the MRT tracks. 1.3. Since the above may not be possible; instead, part of the MSCP car park plus the larger PP is closest to this MRT track. Leaving only four stacks in block 464A 4 bedders: 34 and 36 closest to the MRT track while 30 and 32 are further away. 1.4. The 2nd PP is located exactly diagonally opposite the first PP. This 2nd PP is located at Block 466 beside the "thin and narrow Electrical Sub-station or ESS". This placement of ESS is already another clue that the planner must be an old-hand at HDB BTO planning. Unblocked Views and Sha Qi / Poison Arrow(s) from Roof lamps at MSCP 1. Common sense says that where possible always purchase a unit that is much higher than the roof-top of an MSCP for an unblocked view. In the past, the first blocks e.g 1xx plus in Punggol e.g. at Edgedale Plains have nice roof-top garden on their MSCPs. 1.1. Where possible who wants to if given the choice face the parking lots? 1.2. Here, sometimes car alarms go off or for certain cars; the remote control would sound a short-burst of an alarm be it for opening or closing the doors. 1.3. Some car owners have a bad habbit of leaving their engine on or warming it up. 1.4. On other occassions, some cars have a feature where the head-lights turn-on for a short-while to see the "owners home" etc.. 2. Sha Qi or Poison arrows from lamp posts onto of MSCP car parks. 2.1. Please look at this sample illustration:- 2.2. For example if there is a lamp post at the 7th storey MSCP. The lamp post is marked in red "X". 2.3. Should there be a lamp post at X and if a unit at Block 464B stack 48; and if a living room window faces this lamp post; then this is considered as a poison arrow aimed towards the living room of that unit in stack 48. 2.4. To be on the safe side, perhaps, if one is selecting a unit at stack 48; should try to select a unit that may be 9th storey or higher. We cannot be 100% certain that this MSCP's 7th storey is equal to unit #07-48. The "lamp post" (if any) could very well end up at #08-48. 3. In this second example; if there is a lamp post marked as "X". It could also be another potential poison arrow aimed towards stack 62. And depending on unit which may be at the same LEVEL as this lamp post:- In national service days this may sound familar : " WATCH YOUR FRONT" during range days... Rivers / Canals / Open Storm Drains and Water Classics 1.1. If in doubt or unsure, avoid buying a low floor unit such as in stack #42 facing an open drain or storm. 1.2. Even a seemingly innocent stack like #44 with it's side towards such an open storm drain is a suspect. (To side-track: It is also understood that if one is concerned with a number such as 4 or #44; others may equally be concerned. This has more to do with the future resale value of a unit. More of a concern if the unit is #04-44.) 1.3. Both stack #42 and #72 (see below) frontage faces the entrance/exit of the service road. 1.3.1 Between these two #72 is considered much worse than that of #42. 1.4. If in doubt and not able to seek professional advice; then best to skip low floors of stacks #72 and even #74. Plus also try to skip low floors of #42. 2. What determine a sha qi? 2.1. It depends on whether one is in a Right or Left hand drive country. 2.2 As this will determine how vehicles enter and exit the car-park. 2.3 Because of this, whether it affects a certain stack/unit. 2.4 Most importantly, in doubt, either seek professional advice OR be safe and Kiasu and purchase a higher level unit. How do I determine whether my unit is affected by Poison Arrow from a lamp post? 1. In this sample illustration, assume that stacks 48 and 50 is parallel with the outline of Block 463 MSCP. 1.1 Again stand inside an opening in the unit looking directly outwards. 2. If a lamp post is level to the unit plus at marking "X" and if it is aimed towards an opening such as the living room window; then this is considered a poison arrow aimed towards stack 48. If one often visits an Eating House close to a HDB estate, one may see signages similar to this one:- 2. There is even such a sign at a basketball court which is next to a HDB stack/unit. 3. Besides noise pollution, there is also the smell of cooked / frying coming from these Eating Houses. 4. Several years ago, I have a new client. She told me that she regretted buying her HDB flat directly above an Eating House. 4.1 This was because in the day-time; all the pests such as cockroaches ran-up to her unit. 4.2 And often when she opened her rubbish chute, sometimes cockroaches would crawl or even fly out of it... Chris Wang Case Study 9: Low floors of stack 42 faces the entry/exit. 1. There can be disturbed sha qi especially cars coming into the development. Especially since this is the major gateway towards the MSCP. 2. Thus as the stack 42 is close to this entrance/exit; perhaps it could be one of reason perhaps may be cheaper. It is also has a distant view of drainage reserve. Another Shapes and Forms Feng Shui. 3. A quick eye-ball glance seems that both stacks: 40 and 42 May be affected by: The kitchen at NW = "Fire at heaven's gate". Please search for information on this. No matter how, all HDB estate coffee shops near to HDB homes are allowed to place a “Lower your voice after 10pm” or similar signs. Crossing-fingers. 3.
