Amber 45 by UOL at Amber Road sits on a former landscape and nursery: Ban Nee Chen. The plot is a Long and narrow quite rectangular plot of land.

Before 1995 it was known as Rose Garden. This was because of the plant nursery on this site.

This map shows that Marine Parade has not existed yet. As the circle leading to the reclaimed land Marine Parade also not ready..And sea view hotel was close to the shoreline.

During that time, there was The Seaview Hotel. And several supermarket chains opened and closed at Amber Place.

Today, Amber 45 is sandwiched between The Seaview condo at it’s base and The Shore Residences (99 year lease on a freehold land.. where the developer still owns the land!)

The T-junction Amber Gardens with Amber Road highlighted in yellow is usually not a major concern. As Amber 45 is not a landed property (low rise) but a condo development or high rise.

Personally, this Amber Road is often a bottleneck road where it is one of the main arterial road towards Marine Parade Road. With vehicle traffic plus buses plying this road and the circus; the entrance into this development is not fantastic. Or rather may be a put-off as compared to condos like The Esta etc..

Location, location, location scores low because of Amber Road / Amber roundabout / Marine Parade Road: Parkway Parade with Marine Crescent with other private developments make it a headache to travel on these roads during "peak periods".

Often the normal peak periods like the morning and evenings is compounded the traffic towards the Town centre / Parkway Parade = a nightmare!

Also, the development's "grand entrance" is close to Amber Road with Amber Gardens.

The only attractive thing is today's focus by many of the value of Freehold properties over 99 year leasehold ones... But this is not a Feng Shui consideration, thou.

Personally, I would still prefer any other developments in Katong especially those along Koon Seng or between Koon Seng and East Coast Road. As there are many entry and exit alternatives along many grid roads along this stretch. Equally, not in-favour of a home directly off East Coast Road such as Jago Close or Sea Avenue. Same plight as faced by Amber 45.
