Hong Leong has the wisdom to purchase large plots including the other plot to built Carissa Park etc.. Most prominent landmark in 1966 was Yan Kit Village. Today, this landmark is the temple. And Changi Prison. Otherwise good news is that the entire plot as highlighted in red is vacant virgin land. And The Jovell will be the last development asit completes the full built-up on this plot of land:- 2018 streetmap showing clearly The Jovell occupying the last piece of land. The bad news for it’s neighbours is that they have to endure both construction noise and dusts for at least 2 1/2 years or more! P.S. The Jovell in a crude way can be considered as "a leftover piece of land!" to be developed. This accounts for such an odd-shaped land. Ballota Park Freehold T.O.P. 2000 2. Dahlia Park Freehold T.O.P. 2003 3. Edelweiss Park Freehold T.O.P. 2006 4. The Gale Freehold/leasehold T.O.P. 2014 5. Hedges Park 99-year leasehold T.O.P. 2015 6. The Inflora 99-year leasehold T.O.P. 2017 7. New Kid on the block = The Jovell leasehold also by Tripatite Develpers Pte Ltd:- The surrounding plot of land such as Dahlia Park (freehold), Edelweiss Park (freehold) and The Inflora (99 year), Hedges Park (leasehold) are all developed by Hong Leong. This includes The Gale freehold but sold as leasehold. The earliest development was Ballota Park again by Hong Leong is freehold. No surprise that all new flats such as The Jovell is now only 99 year leasehold. One major consideration is: "Where is the external common central rubbish bin(s) on each storey?" 2. For The Jovell, the developer does not show the location of the external central rubbish bin(s). 3. Before signing the dotted line.. do check with the Sales Agent. In many recent past developments like the Hillion at Bukit Panjang and even 100 Palm Residences, many "wise" potential buyers have successfully requested and viewed the exact location of the common central corridor. 4. Don't want to get an unexpected surprise to find the central rubbish bin beside one's main door! Or possible not facing the main door. Both in terms of Feng Shui and may affect future resale value or even resale potential (if any)... 5. There are more considerations like the location of the central rubbish bin collection point(s) the electrical sub-station(s) and even emergency diesel generations etc.... 6. This is because the plot of land is surrounded by so many neighbouring high rise buildings: The Gale, Dahlia Park, Edelweiss Park, The Inflora and Ballota Park. 2. At the time of writing, the siteplan has not been released. 3. In this streetmap, I had drawn an arrow and various coloured lines. These represent potential poison arrows from sharp corners. 4. Hopefully, these will not become poison arrow(s) to any of the stacks/units of The Jovell. 5. Unfortunately as The Jovell has not been constructed yet, it is difficult to ascertain if any of the sharp corners may be aimed towards the balcony of a unit (hard to cure), here. 6. For example, this is a magnified sitemap of blocks 51 and 53 The Inflora. 6.1 Each of the arrows show a potential poison arrow or Sha Qi (if any) aimed towards the plot = The Jovell. Red flags are tareas such as the location of the Bin Centre, Substation and Emergency Backup Generator Set 1.1. A unit close-by to a Bin Centre is a no-no. Even overlooking or have a view of the Bin Centre is the last thing one should consider. 1.2. Although there is no concrete evidence of the effects of living close to a substation; however, there is a strong stigma attached by many that it is inauspicious to live next to or close to a substation. Since this is the case, why give yourself the unnecessary concern. It may also affect the subsequent resale value of the unit. 1.3 This is a huge piece of equipment: the size of a shipping container (1 or 2). Often, it is placed at a distance away from the blocks. Rarely used. But they do test this equipment once in a while. Here, the fumes from the burning of diesel oil can be smelled.. 2. Are you addicted to BBQ smell. Or love the aroma of BBQ or cooking smells. If so, it is a happy marriage. But many prefer not to have a unit close-by to this. As the smell can last quite long especially the winds blow into one's unit. 2.1. For privacy issues, many would prefer to not purchase a unit facing or beside a BBQ , Cooking or Dining pavilion. Here, invited guests or activities may disturb our privacy. And such pavilions may be a magnet for ants etc... 3. Children's play area incorporating: Children's playground, BBQ pavilion, wet play area and kid's pool with water spouts. 3.1. Some want a quiet weekend and on public holidays. If you are the kind who likes serenity; then best to stay clear of units facing and even up to 8th storey high near to such places of activities. 3.2 However, if you love such sounds.. go ahead.. make your day.. not mine or ours... The above says it all! 2. The term in Feng Shui is called "Fire @ Heaven's Gate". 3. A South facing home (Standing inside the living room facing out) in many unit layout often either have the kitchen at the NW or NE depending on whether the layout has been mirrored or not. 3.1. Thus in this sample: The Jovell Block 25, stack 49 the kitchen may be at the NW compass direction: 3.2. Don't be too happy for stacks 48 and 50! Depending on their layout, the kitchen might also be within the NW sector! 4. Where possible, try (yes try) your very best not to select stacks similar to #49. 5. Frankly, I have not gone through in detail examination of each and every stack in this development. Be warned: I am sure that this is not the only stack affected by NW. Sampling of compass directions of Block 27 shows a compass reading of either SE2 = 130 degrees or NW2 = 320 degrees: 2. The Jovell SBSM compass readings also shows SE2 = 132 degrees and NW2 = 312 degrees: 3. Is the Sales Brochure Sitemap accurate? Yes! Don't worry, there are many related factors involved that may result in the SBS: 1.1. Constant sunny days often without much cloud cover 1.2. Prevailing winds and the wind direction flow 1.3. Often low floors where not every neighbour opens theirs balcony or windows. But the poor unit occupiers are the only ones that open them 1.4. Higher probability of occurrence of the stacks/units outlined in RED box(es)... 2. Understand more about SBS? Sorry it is not Singapore Bus Service... Very often, there is always an explaination based on pure common sense. But some FSMs like everyone don't seem to see the relationship or associate similar situations as such. 2. Why so might I ask? 3. Very rare or call it one in 2 million chances with an issue with the kitchen stove e.g. fire breaking out on the stove spreading ... or an explosion. 3.1. In such a situation, the escape route out of the main door perhaps is blocked or dangerous. And the only way to escape from the home is from the balcony or bedroom window at the living room side of the house. 3.2. These stacks share same concern... At The Quartz, clear glass, here is smoked tone. But does not matter as once lights in the toilet are turned on….
