This site would have part of Sungei Khatib Bonsu (river) running at the middle splitting this plot into half:- 2. Today, Sungei Khatib Bongsu has been redirected such that the head of this river is the Yishun Pond running towards the sea. 2.1. South of Yishun Pond is the SAFRA Yishun. And to the SW is the Khoo Teck Puat Hospital:- 3. Good news is that the present day HDB Yishun Glen BTO sits on literally virgin land. No cemetries or nearby markets. 4. Under Shapes and Forms, this is a good starting point. 5. I measured the distance between this plot to the nearest shore-line is less than 5 km distance away = Lower Seletar Reservoir / road leading to Seletar West:- 6. I can understand if it is reserved for a church / mosque or temple. But why leave a small chunk of land vacant for another future high-rise residential development? 2. Currently as it stands, HDB Yishun Glen consists of a total of 1,693 units. 3. If HDB thinks that the whole plot including X is developed, it may be too large an estate. 4. If this is the rationale; why don't HDB split the plot right in the middle into say two plots: with either a site spilt into roughly 1,000 units each x 2 by perhaps calling it Yishun Glen I and Yishun Glen II:- 5. The future site could perhaps hold around 400 units of flats. And as mentioned previously should be developed in conjunction with Yishun Glen. 6. Blocks 381C and 381D with stacks facing the future development plot may in the future be subjected to around 2 years or more of noise and dusts from construction work... 7. The planners should exercise consideration as there will definitely construction noise and dusts especially for units at Blocks 381C and 381D. And may also affected are blocks 381A and B. 8. If I am the potential buyer, I don't want to be faced with collection of keys and have to bear with 2 to 2 1/2 years of construction noise and dusts. 8.1. Sample illustration from Block 383A stack #818. Can you see one of the two central rubbish chutes shares the same wall as the living room wall? 2. In addition, in order to enter or exit the unit; one has to pass through the central rubbish bin lobby daily. 2. Do take this into consideration when considering the purchase of a stack/unit at HDB Yishun Glen. 3. The architect most likely focused more on the efficiency of rubbish truck collection, first. And resident's needs is an after thought. 3.1. If this was Germany in the 1940's... most likely the architect could be branded a Jew and most likely hung by piano wires ... and presto! Such a Block layout would either never have happened.. or will never ever happen again. 3.2 Fortunately, this is SGP. Nothing will happen to the architect. But may be cursed.. by residents who had purchased a unit as in 818 etc... 3.3 I envisage a future owner of stack 44 making the most noises! In SGP there is more of a negative stigma associated with 44. Yet this situation compounds it even more. Added the diminishing value of HDB 99 year leases... P.S. Affects male head career and overall luck of family members. 1. This is just a sampling exercise: 2. Stacks such as the above is considered inauspicious as the kitchen is located at the NW sector of the home. 3. There are others... but as mentioned, this is just a sampling. For example, often chants or religious rituals are performed at a funeral. Stacks such as 1571 although do not face the PP, because of the accostics, the chants may even be heard at low floors. 2. Good news is that the two Electrical Sub-Stations in Yishun Glen are far away from all stacks with the exception of stack #878. "If one cannot beat them, thus might as well avoid purchasing a unit especially at lower floors in stack #878. The other ESS is located at the development's Multi-Storey Car Park. Question: How to confirm if the threat is real? 1.1. Frankly the only way to properly determine if it is a threat is only after one is able to phyically enter the unit to view the situation. 2. B = Expect afternoon sun soaking into the master bedroom wall. Often on a hot day the heat may ooze out of the master bedroom wall. C = High floors preferred for most stacks. Although the stack XXX is not facing the Precinct Pavilion (PP); high floor is best to avoid "chanting and prayers" in the event of a wake/funeral is carried out at the PP. For #XXX & #XXX no issue. Unless one peer out at an acute angle towards the Blk XXX PP D = High floors is preferred especially at least 7th storeys or higher. As the stack/unit has no view of the bus stop. However, the bus stop is in close proximity. Thus expect bus engine noise. E = Facing vacant land for future high-rise residental development. Good for now that the stack/unit facings clear space or opening. But later on may have to endure around 2 to 3 years of construction noise. As well as not sure (cross fingers) that the new development's block corner does not become a pointed corner aimed towards an opening of the unit #XXXX and #XXX. Currently or for now has clear space or can see as far as the fringe of HDB Yishun Riverwalk. F = High floors preferred to avoid traffic noise. G = Facing the rear of existing housing Block 388. Here, can often see clothes/underwear/bra/towels etc hang to dry. H = Entry / Exit at Yishun Avenue 6: J = Generally no issue with looking at the green roof of 1-Storey Child Care Centre. No issue for stack #50. As only from an acute angle than can see this roof-line. K = Inauspicious kitchen at NW. Can affect Male breadwinner's career and overall family luck. L = Main door directly (at a slight angle) facing a LONG corridor. Inauspicious as this is considered as a Sha Qi. M = High floors often at least 9 storeys and above, to avoid facing into the MSCP car park. N = On occasions if the unit becomes too or extremely windy; best to close the windows to avoid loss of wealth and health issues. Otherwise, on normal days, no issue. P = Potential Poison arrow from #44 aimed towards #60; #832 aimed towards #874; #818 aimed towards #828; Unable to tell exactly where the sharp corner is aimed at. If it is aimed towards the living room window(s); harder to cure. Q = Facing the corridor and the windows/main entrace of existing HDB housing block 389 R = Unit NEAR-BY to the two rubbish chutes. Not an issue. As it is not like the main door is facing the rubbih chutes. Just that it is the closest amongst all other units to the rubbish chutes. S = Main door is facing a stair-case. Fortunately, by law, the staircase door has to be closed at all times. If so, not an issue unless the door is left opened all the time. For information only. While for stacks/units #XX & #XXX it is sharing the same wall as these two units. Again no issue. T = Currently has a commanding view of the open space and for high floors, even the Sungei (river) Kranji. But may only be temporary as the vacant plot has been earmarked for future High-rise residental development. Yes, it means after key collection, if viewing the unit, is considered as 入宅 (entering into the house). But again, doesn't indicate that it is for move-in or just first time entering into the house.
