HDB Towner Crest BTO launched in February 2019 + a hospital? Where's the mortuary/deceased identify & collection point? - Is my unit lucky?

Based on the above Estimated Completion Date, under Flying Stars Feng Shui; this development would have been completed under Period 8.

But when we prepare an individual Feng Shui Chart, will certainly discuss especially the wealth luck also from 2024 onwards, due to a change of Qi.

Part 2: For staggered Stacks/units such as #21 is set-back further than a neighbouring unit like #31 may be affected by the glare bouncing off the side-wall of #31 especially if one is too close to the window area:-

1. Similarly in the morning stack #27 may be affected by glare coming off from the side wall of stack #25.

2. Other stacks highlighted in yellow such as #27 and #45 may also be affected by the glare bouncing off the side walls of neighbouring stacks. For stack #45 this is in the morning. 

3. For stack #29 in green, not the glare but especially in the master bedroom or other bedrooms, and if one were to turn one's head to look to the left, one may somewhat see into the service yard of stack 43.

4. For stack #41, it is more about looking into the service yard of stack #39.

Part 3: Any concern with the Kwong Wai Shiu Hospital & Sikh Temple?

1.1. The primary focus lies on the positioning of the Pathology Department and the area where deceased individuals are kept. It is advisable that one's residence is not in close proximity to these locations.

1.2. Thankfully, the developers of this project have carefully planned and positioned the Multi-storey car park (MSCP), ESS, Precinct Pavilion, CCC, etc. as a barrier between the HDB flats and the hospital.

2. Stigma of one's home looking towards a hospital.

2.1. Regrettably, there exists a segment of individuals or their relatives who hold superstitious beliefs and consider it unlucky for a residence to have a view of a hospital. Convincing such individuals to think otherwise can be quite challenging. Thankfully, this group appears to be relatively small.

2.2. I remember the DBSS HDB Adora Green development. The two units in Block 348A with the highest prices faced Yishun Pond but also had a view of Khoo Teck Puat Hospital (KTPH). Despite the hospital being approximately a kilometer away, these units still overlooked KTPH.

3. The photograph below depicts Singapore General Hospital, highlighting a prime example of an unfavorable location within a hospital to avoid: the Mortuary.

Not all hospitals have the same level of visibility for their mortuary facilities. It is worth noting that SGH has undergone significant renovations, so the information provided may be outdated. Additionally, apart from the nearby Clubhouse, there are no residential areas near Block 9, where the mortuary was located.

3.1 It is probable that the developers of this project carefully considered the presence of the temple. Consequently, none of the stacks or units are positioned to directly face the temple.

3.2 Stack 33 is the only unit that offers a partial view of the temple from the side. Stacks 35 and 45, on the other hand, do not directly face the temple.

4. The design of the Silk Temple's roof does not pose a risk to any of the units in this development, as none of them directly face the building.

Part 4: Any concern with the MRT station Entry / Exit across the road from this development?Towner Crest and Boon Keng MRT station.png

1. Negative. The train tracks are located underground, and the trains' movement deep below does not directly align with this development.

2. Certainly, having an MRT at its doorstep is an added benefit, and this is not a factor related to Feng Shui.

Part 5: Common sense Feng Shui: Dusty and construction noise during the construction period of the site reserved for future high-rise residential development

1. Two stacks : 21 and 23 are the closest to this future site. Thus may expect between 2 to 3 years of dust and construction noise.

2. Stacks 25 and 31 are the next closest so may also be affected especially by construction noise during such a period.

1. In 1966 this site consists of two schools: McNair School and Griffiths School.

1.1 There was a road called Bajerai Lane. And only in the 2007, one can start to see that this road has been demolished.

1.2 And in it's place the Central Sikh Temple sits on this road:-

2. By 1984, the Griffiths School was torn down and this plot became a vacant land. While McNair School has been changed to McNair Vocational Insitute. A forerunner of today's ITE:-

3. In the early 1990's, McNair School, then McNair Vocation Institute was renamed as ITE Balestier (Campus 2).

3.1 While a new school: MINDS - Towner Gardens School was developed on the former Griffiths plot of land:-

4. By 2007, both ITE Balestier (Campus 2) and MINDs school was torn down and the combined plot was vacant until today, where it is going to be developed into HDB Towner Crest BTO.

4.1. The Central Sikh Temple is a pretty recent addition to the area:-

4.2. Through 1966's map one common denominator is the Kwong Wai Shiu Hospital and Nursing Home. This site has not changed at all.

4.3. But today, if one pass by the site, the Hospital and Nursing Home has had just nearly completed it's renovations and upgrading work.

A. You are correct. Afternoon sun doesn't just hit the south-facing side. It's not direct, but it's there all year long.

B. Typically, for half of the year, the afternoon sun will shine directly at 270 degrees based on the compass.

C. However, due to the 33-degree tilt of the earth's axis, the alignment can actually extend further into the frontage area for the next six months.

1. Depending on hot sunny the day is + how thick or insulated (if any) of the master bedroom wall, stacks like 21, 23, 31, 39 and 43 may get their master bedroom wall "soak" in afternoon sun as shown in the RED line.

2. The purple line indicates that a large portion of the front of the house, including the master bedroom, other bedrooms, and the living room window area, is exposed to the sun for most of the year.

2.1. As a result, certain areas, such as stacks 21, 31, 39, 41, and 43, may be affected by the afternoon sun.

2.2. The walls in these areas absorb the heat during the day and release it in the evening.

2.3. The upper part of the frontage consists mostly of windows, which also absorb heat. It may be worth considering window films that can block out 99% of UV rays to reduce heat absorption.

2.4. Otherwise, returning home to a room that feels like a "greenhouse" due to trapped heat is a possibility. However, glass dissipates heat faster than walls, providing some relief from the heat buildup.

3.1. It is anticipated that in the upcoming period, the layout of the blocks in this development on the left or Site A will play a crucial role. The height of each block/stack will also be a determining factor.

3.2. Given that this development is situated directly west of Towner Crest, it is desired that the blocks are of adequate height to provide protection to the frontage and master bedroom walls of this development. Nevertheless, this outcome will also be influenced by the floor level of units at Towner Crest.

Part 9: Towner Crest and Electrical Sub-Station (ESS) and for stacks 39 and 43... in the future re-sale.. please don't LOW BALL!

1. In reality, it appears that both ESS are not visible from stacks 39 and 43.

2. Additionally, the two ESS are situated at a safe distance.

3. Hence, there is no valid reason for anyone to associate the ESS with either stacks 39 or 43.

3.1. It should be noted that stack 39 is not directly facing the ESS. It is simply the closest one, nothing more.

4. Consequently, in the future, it would be wise to disregard low-ballers during the home's re-sale.

5. Indeed, the most noticeable aspect is that the low storey stack 41's living room offers a partial side view of the ESS attached to the MSCP.

Hi Master Lee, Thank you so much for the explanation. Therefore it seems facing the north is still a better choice. Tho Sun travel around, Bedroom that face north will get WEST SUN from this period. APRIL TO OCT before SUN shift toward south west.

Is either you get more sun with city view or less sun with no view LOL..

Actually the bedrooms/living room windows that face North [Stacks shown in White - with the exception of stack #23], will never get WEST sun. Learn why:-

They get indirect EAST or rising sun or morning sun. This is fine by all accounts. Translated to "No major issue, lah!"

By afternoon, no longer “hot, hot, hot”.

How about me! Mine is Block 149A stack #23...

For example: KXXAT = Kallang Breeze Stack #XX + Afternoon sun + Suitable facing for Mr XX.

A = Afternoon sun at an angle throughout the year at the frontage of the unit.

B = Expect afternoon sun soaking into shared wall with the master bedroom. As often, the heat may soak into the bedroom even at 6pm to 8pm onwards...

C = Proximity to Common Rubbish Bin(s). For stack T#XX, this stack/unit shares the same wall as the two bins. stack KXX is very close to the common bins. While stack KXX has a view of the two bins.

D = Expect some noise from the MRT tracks. For stack #XX (not so bad) but do expect some noise towards the rear of the unit. Good news is that hopefully the MSCP is a buffer for Kallang Breeze = which allows Block 20A's units to be further away from the MRT tracks. In addition, nowadays, train noise is lesser from newer trains. Plus often, some sound insulation panels are placed to further reduce train noise. However, often, expect more noise if the train brakes as it is near the station (towards Kallang MRT station)

E = The MSCP at Kallang Breeze is 6 storeys high. Thus avoid purchasing units below 8th storey.

F = Avoid low floors that have a view into the Precinct Pavilion. On some occassions during funerals/wakes expect chanting and rituals during these activities. For stack K#XX, try to get stacks at least 12 storeys or above (if possible).

G = Open Drainage Reserve is not an issue for these stakcs/units.

H = Low floors of Stack K#XX's master bedroom has a direct view of the existing Public Housing's Bin Centre. (Although it is the rear of the bin centre). The ESS is to the extreme right of this unit's master bedroom.

J = Stack K#XX is just beside the Bus Bay. Those avoid low units for this stack. For Stack #XX often when the bus accerrates thus expect some bus noise also at the rear of K62.

K = Low floors expect some traffic noise from Sims Way.

L = Lorong 3 Geylang is a minor road thus generally do not have much traffic. But better get a higher floor unit if one does not like the slightest road noise or noise from bus(es) travelling along this road.

M = Direct morning sun. But generally no issue with it. As by afternoon, the unit is no longer warm.

N = No issue facing a cross junction. But on some occasions some say it is not ideal. However, they do not really know that it is only inauspicious if the home is a landed property. Where once in a million, a vehicle may plough into a landed home through the front gate. This is not possible for a stack/unit at T#XX or T#XX. Please note that even if there is no issue, there is also a stigma with some who felt that it is inauspicious to face such a cross-junction. On exceptional windy days, make sure that windows are closed. Else can affect health and wealth on these days.

P = Low floors expect traffic noise.

Q = Sikh Temple is visible if one turns towards it.

R = Facing Kwong Wai Shiu Hospital

S = Next to site reserved for future high-rise residential development.

T = Mr XXX is a west group person. While XXX is an east group person. Stacks with a T are thus more suitable to Mr XXX.

U = Kitchen at NW can affect Male breadwinner's career luck. Especially that of the stove. Can still be cured.

V = Stack TXX's wall can be glaring in the afternoon for stack TXX. While Stack TXX's wall can be glaring for stack TXX in the morning. Stack XX's wall can also be glaring in the morning for stack XX.

W = Avoid low floors as the stack's frontage faces the service road leading into the estate.

Z = Electrical Sub-Station is not exactly close-by to any of the stacks/units. The closest is that of Kallang Breeze Stack K#XX. But really is still far away. Thus no concern for K#XX
