At Nature's Doorstep

4- and 5-room flats

Kebun Baru Edge  will be located along Ang Mo Kio Avenue 1 and across the street from Bishan-Ang Mo-Kio Park. Its name reflects its location along the town's edge, thus marrying the urban environment and lush greenery in the neighbourhood together.

Kebun Baru Edge incorporates nature into its design with a central precinct green providing a space for residents to mingle and interact. Roof gardens and pavilions also offer quiet spaces to wind down after a long day. The children's playgrounds and fitness corners offer you and your family a chance to stay active and connected.

The development will comprise 2 residential blocks with staggered heights of up to 29 storeys. You can choose from 380 units of 4- and 5-room flats.

Please refer to the site plan for the facilities to be provided in the development. Facilities in this development will be accessible by the public.

Case Study 1: Potential Poison arrows and stacks #133 and #135

499305775_Potentialpoisonarrows1.thumb.png.dd9ee50501415922bf88b34ae3d01f48.pngOn stack #133:
1. There is a potential sharp corner from the edge of the MSCP from levels 1 to 4 since it is 4 storeys high.

1.1. It is best to do a survey on or after key collection to determine where this sharp corner is pointing towards stack #133?

1.2. If the sharp corner is pointed towards a wall of #133, there is no issue. If the sharp corner is pointed into the living room windows, harder to cure as no way one can always draw the curtains or blinds down everyday.

1.3. It can still be okay if this is pointed towards a bedroom window. Not perfect but can be remedied.

On stack #135:
2. For stack #135, there is a possibility of poison arrow or arrows from stack #111. Again, see where the poison arrow (s) is/are pointed towards.

Case Study 2: Stack 135 is a "double edge sword"

1600392901_Shapesandformsfengshui.thumb.png.0942afff83a544e901043ecc97449e15.png1. It is pretty sad to see that even from the living room, one can still see into the yard area of stack 111. It is more visible especially if one looks out from Master Bedroom and Bedroom 2.

2. Especially after clearing the height of the MSCP, a unit that is most likely at least 6th storeys (on the safe side) has an unobstructed views till as far as neighbouring Block 260B.

3. Stack 135 also is affected by the afternoon sun (on a sunny day) at an angle all year round.

4. If the wall as shaded in red is painted in light colours, especially during the afternoon, these walls can be glaring whenever one looks out of any of stack 135 windows.

Case Study 3: Stacks 101 and 117 has poor Shapes and Forms Feng Shui having each of them sharing the same wall as the twin common bins:-

1542607650_commonbin1.png.e635a554d27857abdf06b5277fb26002.png705122182_commonbin2.png.006dd8deb23223a0b200ca792d206ad5.png

1. Today, I visited HDB Clementi Crest and saw a unit with exactly the same identical layout plan.

2. Hopefully one does not meet inconsiderate neighbours and or if the common bin area is not well cleaned.

2.1. And pray hard that there are no durian lovers or that durians suddenly become available all year round. Else, if some neighbours do leave the durian husks at the common bin lobby, hope not that units like that from stack 117 or for that matter 119 may end up always smelling like stale durian perfume smell.

2.2. As mentioned above, even stack 119 can be affected if the winds decide to become active and bring it to this stack also.

3. It is more clear cut for stack 101 as it alone is affected in it's block:-

1274163942_commonbin2x.png.0f14fb57086c277a3821cb3bd20299e5.png

4. The other day, I went to a HDB unit at Bukit Batok West. And while walking around, found that my client had used masking tape to seal her older generation flat's internal rubbish bin.

5. She automatically said: "Did not want cockroaches to come out of the bin!" Common bins are often an attraction to cockroaches and even ants. And these ants can easily march into units like 101 or 117.

Have you heard of this?

Resident of Block 246B stack #06-117 = R06-117
(went to her MP's meet the people session)

RO6-117: "Minister why is our town council always increasing our conservancy charges? Already increased close to $60/- just a year ago. And now, yet again another $36/- by this December."

Minister cum MP: "Who ask you to vote for us. Once vote for us, we have the right to increase and increase everything."

ROG-117: "Okay, I am to blame as I voted for you".

Minister cum MP: "Know what? Additional blame is again on you!"

ROG-117: "Why, Sir?"

Minister cum MP: "You lah! Complain Queen! Always complain the the common bin lobby not clean! You always blame that your unit always kena lots of ants and cockroaches, lah!"

ROG-117: "Oh dear! Sorry Sir! No choice, lah...!"

Minister cum MP: "I have a great suggestion for you! If you don't like it, MOVE-OUT!"

Case Study 4: What are the tell-tale signs that most likely an "old-bird" had planned this estate? (Or alternatively an understudy of an old-bird)

216863502_planneroftheestateisanoldhandatit.thumb.png.3a54e9a616b8466d31610648a9d4b2da.png"Don't get me wrong! This term "old-bird" translated in Hokkien is "Lau Chiao" is instead a compliment on the planning of HDB Kebun Edge."

1. Most evidently the clues are that the Precinct Pavilion (PP) and the Electrical Sub-Station ESS are always tucked at a corner of the estate.

2. And consideration is to park these two at a corner closest to the roads / road junction.

3.  No stacks are at the L-junction of Ang Mo Kio St 21. As one can see that it is one of the service roads leading into the estate thus greated by the Drop of Point (DOP).

4. As many as Nine (9) stacks are either True North cardinal or True South facing stacks. With the rest of the other Eight (8) stacks that are not North or South facing.

5. The only two things that are not as perfect are the way, the common bins are located as per my earlier comments under Case study 3 (above).

6. In addition, not that great to see the emergency exit in relation to stack 129. Some would feel that this is still acceptable. Agree with slight hesitation, that's all. At least none of the unit's main door faces it - matters already!
