In my opinion, Hong Leong /CDL seems to be an early adopter of this Pneumatic Waste Collection System in many of of their new developments. 1.1. For this HDB BTO November 2020 launch, Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, Parc Residences all have this "SMART" PWCS. 1.2. Hopefully, the addition of the word SMART is something that is different from any of the past PWCS. 1.3. In fact, a PWCS or maybe not so "smart" ones will be installed at a condo = Forett , HDB Plantaion Village (Nov 2019), Tampines GreenWave, Tampines GreenGem etc... 2. For example, when The Venue (a CDL project) had just T.O.P.:- 3. This signage (see above) was displayed at the common bin. There are like Twelve (12) cautionary: what not to:- 4. There was a cautionary sign with lots of Don'ts. 5. A while back at The Criterion also by CDL. This notice (User guide) was displayed at the common bin area:- 6. Hopefully, the residents may come to terms to avoid doing all these don'ts:- 7. If managed properly, one can understand the savings in terms of maintenance costs (if any)... and good for the daily Cleaners. 8. Presently not all other Developers follow this lead. Thus with the manual system, although there are occasional issues; but less so. Case Study 1B: Plight of residents of HDB Yuhua BTO which was installed also with the Pneumatic Waste Collection System (PWCS). 9. As expected. It takes just one or two inconsiderate residents to make a mess of this system... 10. Imagine 4 years and more of tolerance. 11. Residents reported:- 12. Persistent odour 13. Foul smell exuding from the centralised bin centre at Blk 223A of Jurong East Street 21 has been a persistent problem in Yuhua since the PWCS started. 14. According to a recent report from the Chinese evening newspaper Lianhe Wanbao, residents have been bearing with the smelly environment for the past four years. 15. Some residents also feedback of bulky items such as large soft toys, cardboards and mattresses, which choke up the pipe network. The cleaners will have to manually clear these items from the PWCS. 16. The success depends on the users of the PWCS. 17. There is no other choice for such estates. Don't get me wrong, there is no issue at all with this configuration:- 2. Just that there are so many of the above littered all over this development. Therefore, it thus become more or less a signature of this HDB Urbanville. 3. This is less common technique of placing the stairwell right between the two main entrances of each unit #119 and #121:- 3.1. Hopefully, (touchwood) if there is a fire and both homeowners open their main gate grille, it will virtually jam the entrance to the stairwell. 3.2. Thus really, not a great idea to have such a layout. 4. I remembered vividly, a client who took the House Hunting (Can or Cannot buy) service. She is divorce and has a daughter. 4.1. She specifically requests that I do leave out any units next to the staircase. 4.2. She has a concern of phobia of someone hiding behind the stairwell / staircase and pounce on her when she opens her main door gate. 5. Below is a sampling of most of the units with the above:- 6. As mentioned earlier, what was mentioned still acceptable or rather not a major Feng Shui concern. 7. In fact, in theory may be a blessing in disguise. This is because the emergency stairwell is usually a solid structure and great that this stairwell shares one wall with the unit. 7.1. Also, that many condos do not build a household shelter for each unit and thus utilise the stairwell for this purpose. Case Study 2B: Stack 337 main entrance door faces the emergency exit staircase door. Should I be concerned with this? 1. In Feng Shui, it is considered inauspicious for the main door to face a staircase. As this symbolises wealth flowing down the stairs. 2. Fortunately one has the backing of the law. 2.1. Due to the Singapore Fire Safety code, all emergency staircase doors must always be closed at all times. 2.2. Thus no one or estate personnel should not be allowed to leave this staircase door open. Another benefit of placing the emergency exit stairwell as shown beside stack 147 and stack 169 is that only the stairwell exit door faces this long corridor. Not a unit's main door. Case Study 3B: The corridor leading towards stacks 331 and 335 is short. Furthermore the main door of both 331 and 335 is not even facing this short corridor. Which is good. Case Study 3C: Good that stack 109's main door also does not face the long corridor. Fortunately, stack 109's main door is shown in yellow. While searching onemap for the external outline views of buildings near-by to Urbanville; at first I thought I made a mistake in the location. 2. As the present street map shows the same two temples. But was totally surprised me was a great rectangular plot of land as shown by "A" below curved out in an unrecognised manner in the Urbanville HDB Sales brochure:- 3. Below: How come from rectangular plot that turns out to a chunk bitten off by a hungry shark? 3.1. Under Shapes and Forms, it is better to curve outwards than to curve-in. Thus the opposite plot: "Site Reserve for future high-rise whhite development has better Feng Shui. Case Study 4B: There is a possibility of units at Urbanville facing or even visible of one or two temples. It has always been a common (popular) practise for HDB planners in the past as well as present to try to place the common bins/bin lobby near to the lift lobby area. 2. It is also common sense that generally the most central area of the block and also to faciliate the rubbish bin truck:- 3. Of course, not perfect for stacks that are close-by to it e.g. 103 and 135. A sample of one of the DOP at Urbanville shows that it is rather imposing: 1. 2. Most concern usually is the 2nd storey units. As often, the roof-line of such a DOP is able to become a poison arrow and "slice" towards virtually the entire frontage of the 2nd storey unit. 3. For example, most likely it will slice through that of stack 119. As for stacks 139 and 149, most likely such a poison arrow is aimed towards the 2nd storey living room and even maybe bedroom 3 windows. 3.1. It is difficult to cure if this roof-line becomes a poison arrow aimed towards a living room window(s). 4. For example, the following photos are from Fernvale Rivergrove with quite similar type of DOP:- 5. From current examples from completed sites, usually 2nd storey units are affected by the roof-line(s) of the DOP. 2. Fortunately, since the DOP is not directly at either 321 and 323's frontages, the specific DOP is a non-issue. 3. It is true that mostly likely #03-321 to perhaps #04-321 may have an indirect view of the PP. But fortunately, only unless one is such a "busy body" to constantly look towards the PP. 4. In fact, two actual stacks 343 and 345 are the ones that directly face this PP. 5. Usually, PP's of newer developments often do not have that frequent wakes = Touchwood! Especially since mostly occupied by younger couples. 5.1. Unless lots of the couples have elderly staying with them. (Malay weddings.. not sure.. though). 6. Thus for low floors of 321 and 323, maybe, just maybe occassional "noise" coming from the PP. 6.1. And I believe, even so, there is perhaps a restriction like say? 10pm... not allowed any "noise?". While frankly, 323 is the least of an issue - if any. Part 2: DOP and Sha Qi from stack #329 towards stacks #321 and #323 7. The easiest way to see if a unit is affected or not by Sha Qi is to draw similar YELLOW highlights. 8. One will notice that the DOP is no where near this YELLOW highlight. 9. Stack #333 is the only stack that has it's front door directly facing the CBL + certainly a view of the two common bins:- 2. Actually if one were to stand at the front door of stack #335. 3. Do take note that for some other blocks, although many other stacks/units do not have a view into the CBL which is good, however, some 5 bedrooms are like "a wall" away from it. [Below] 5 bedrooms Stack #341 faces the sidewall of #345. This is considered a Sha Qi. 2. In addition, #341 has a view of the yard areas of #329 as well as both #345 and #347 3.
