Kallang/Whampoa

Verandah @ Kallang  is bounded by Geylang Road, Sims Way, Kallang Airport Way, and Kallang Airport Drive. The project comprises 5 residential blocks ranging from 27 to 29 storeys. Residents can choose from 1,143 units of 2-room Flexi, 3-, and 4-room flats. Verandah @ Kallang is offered under the Prime Location Public Housing (PLH) model.

Residents will enjoy conveniences right at their doorstep with the project’s 2-storey commercial block, which would provide amenities such as an eating house, shops, a minimart, a residents’ network centre, and a preschool. The name ‘Verandah @ Kallang’ describes the covered walkway along the 2-storey commercial block which reflects the streetscape of the shophouses along Geylang Road. The covered walkway further extends into the project’s void decks, providing connectivity to all the nodes and amenities for the residents.

Recreational facilities at Verandah @ Kallang include fitness corners for adults and the elderly, children’s playgrounds, a hardcourt, and roof gardens above the commercial block and Multi-Storey Car Park (MSCP). Drawing inspiration from the amusement park which used to occupy the site, the playground’s design will reflect elements of circus and magic show performances.

Please refer to the site plan located at the top of this page, for the facilities provided in this project. Facilities in Verandah @ Kallang will be accessible by the public.

About Kallang/Whampoa Town

Residents can enjoy a range of food and shopping options at Kallang Wave Mall, Leisure Park Kallang, and Upper Boon Keng Market and Food Centre. Visit Where2Shop@HDB to find out more about HDB’s heartland shops in this area.

The project is located near sports facilities such as the Singapore Sports Hub, Singapore Indoor Stadium, Kallang Squash and Tennis Centre, Kallang Netball Centre, and the upcoming Kallang Football Hub. For scenic views, residents can head to the Kallang Riverside Park, Marina Reservoir, or the Geylang Park Connector along Geylang River. Those who wish to pick up new hobbies or bond with other residents nearby can do so at the Geylang West Community Club, Jalan Besar Community Club, or Kolam Ayer Community Club.

There are only several facing directions for this development: N1, NW2, N3, S1 and S3.

In general, all Stacks / units have favourable Flying Star Feng Shui. Some more so than others.

Yes, it is considered as long term. As it is based on one's birthdate. 

And since one's birthdate is fixed, it is permanent to that person.

1. Based on a quick sampling, of just one Stack/unit #256, for example, there is no running away for both the kitchen as well as the stove to be anywhere away from the inauspicious Fire @ Heaven's Gate = NW sector!

Case Study 3: Any concern with the Precinct Pavilion @ Block/Stack 116?

1. If a unit has a view of a Precinct Pavilion, make sure one tries to get a higher unit to avoid looking into this Precinct Pavilion. Especially if there happens to be a Funeral Wake. As unfortunately such activities cannot be planned. And may even happen during one's joyous occasion such as the Chinese New Year.

2. Even if one does not have a view of the PP, often if there are activities, and if one stays near-by; may hear sounds such as chanting and or music - as in a Malay wedding function.

BEWARE OF THIS FENG SHUI SCAM
Feng Shui suffers a bad reputation, today.

Many Feng Shui Masters are a Feng Shui Store. Their core business is not authentic Feng Shui.
But rather making big bucks by selling lots of useless commercial products in the name of Feng Shui.

Please give me a good reason not to buy such products. Here's one:

Is the Sales Brochure Useful?

Introduction: For brand new just launched developments, there is no physical site to visit the completed buildings and apartments. 

1. The only thing we can do is to visit the show room (which often is close-by to the site) as well as obtain a sales brochure and see the mock-up of the development. As well as try to ask questions from the sales agent (if any).

1.1. We must still try to gather as much information as we can.

2. Summary of Case Studies in this article.

If the information is overwhelming. Pick and choose selective articles...

1A & B: Common Rubbish Bin
2A & B: Interior unit Dry Walls
3: Fire at Heaven's Gate
4: Sha Qi or Poison Arrows from Club-house roof-lines
5: 3 Panel Sliding Doors at the Balcony
6: Drainage at the Balcony
7: Air-con Ledges
8: Mixed Developments + Cooling Towers
9: Termite infestations
10: Coffee-shop below or near to unit
11: Water tank at roof-top
12: Lamp Posts, Pillars, Tree Trunks
13: Spice Garden in an EC/condo
14: EC/condo Clubhouse
15A & B: Pneumatic Waste Collection System
16: Look closely at the development's scale model for clues
17: Buying a Mixed development apartment
18: Survey or study facilities surrounding the development

3. It is always an excellent idea to spent some time to scrutinise a prospective sales brochure of our potential buy (purchase).

5. A year ago; many had purchased a premium unit within the development .. and later shocked to learn that the central rubbish chute (for their entire floor) is just next to their main door!

6. Thus the morale of the story is to check first before signing on the dotted line.

7. In general, most developments have these:-

8.1. A central rubbish collection centre / rubbish bin collection point

8.2. Power Sub-station. Every development usually has one or more of these depending on the size of the development.

8.3. Design of club-house roof-lines / trellis / gazebo / pavilion. Are the designs a "threat" e.g. with spikes or like a razor's edge? Usually these are aimed towards lower storeys.

8.4. Any poison arrows in the form of a sharp corner of another block of neighbouring stack aimed towards one's balcony (hard to cure) or towards one's windows (if any)

8.5. Location of areas like BBQ pits and any impact e.g. the smell from these pits towards a unit.. especially low storeys such as #01  or #02 first or second storeys

8.6. Any tree trunk aimed towards a lower unit e.g. #01 or #02. Unfortunately it may be too late; especially if the development is under construction.

9. There are lots more considerations...  

9.1. Do remember "Read in-between" the lines..

Selecting a Four (4) bedroom flat at Veranda at Kallang?

I have studied and ranked the 4 bedroom flats. And these are some of the many considerations:

1. Some Stacks face a "fork road" between the split of Kallang Support Drive and Kallang Airport Way. Sometimes such units may attract malevolent spirits.

2. Four stacks are affected by kitchen is in the inauspicious Fire @ Heaven's Gate. This can affect male breadwinner's career and also family members overall luck. The impact (if any) also depends on where the stove is located. Where possible, this units should be considered as a LAST RESORT. 

Reference: Understanding of Fire@Heaven's Gate:

 

3. Stacks in proximity to the Common Bin Lobby (CBL).

4. High floors preferred (at least) 5th storeys and higher to avoid looking into the Precinct Pavilion (PP).

5. In the afternoon may expect some glare from the side-wall of Stack xxx - especially if the side wall is painted in light colours such as white or beige.

6. Expect some noise and dusts (usually for several years) when the site reserved for future high-rise is being developed. 

7. Some stacks must select high floors e.g. at least 8th storeys or higher to clear the Multi-Storey Car Park (MSCP). 

8. Some stacks face a common corridor + emergency staircase exit door.

9. Some stacks have their kitchen wall sharing the same wall as the lift shaft wall.

10.  Some stacks have units disturbed by the qi of moving vehicles entering into the MSCP.

11. Some stacks have their frontage e.g. living room overlooking the side wall of another unit. Which may cause glare especially in the afternoon due to reflected light from these walls.
