It is always an excellent idea to spent some time to scrutinise a prospective sales brochure of our potential buy (purchase). 4. Recently, more and more clients have discovered to their shock (horror) that the least expected was the location of the central rubbish bin outside their unit. 5. A year ago; many had purchased a premium unit within the development .. and later shocked to learn that the central rubbish chute (for their entire floor) is just next to their main door! 6. Thus the morale of the story is to check first before signing on the dotted line. 7. In general, most developments have these:- 8.1. A central rubbish collection centre / rubbish bin collection point 8.2. Power Sub-station. Every development usually has one or more of these depending on the size of the development. 8.3. Design of club-house roof-lines / trellis / gazebo / pavilion. Are the designs a "threat" e.g. with spikes or like a razor's edge? Usually these are aimed towards lower storeys. 8.4. Any poison arrows in the form of a sharp corner of another block of neighbouring stack aimed towards one's balcony (hard to cure) or towards one's windows (if any) 8.5. Location of areas like BBQ pits and any impact e.g. the smell from these pits towards a unit.. especially low storeys such as #01 or #02 first or second storeys 8.6. Any tree trunk aimed towards a lower unit e.g. #01 or #02. Unfortunately it may be too late; especially if the development is under construction. 9. There are lots more considerations... 9.1. This is particularly relevant if there is a possibility of wanting to sell the property in the near future, as such proximity could influence the future resale value of the unit. Concerns regarding the proximity of a residence to a nursing home are likely to be shared by other potential buyers, which may adversely affect the property's future resale value. Therefore, it is crucial to consider these factors when contemplating a purchase. It may be acceptable to us, yet persuading others to share the same viewpoint is not a straightforward task. More Numerous hospitals and nursing homes are equipped with what is referred to as a holding room. For instance, when a resident passes away, the individual is transported to this designated holding area. The next of kin are typically informed, and a family member is often required to come to identify the deceased. Once this identification is completed, the body can be released to a funeral director for the necessary final arrangements. There are concerns among some individuals regarding the proximity of their unit to this holding room or area. +++ Thanks for highlighting that it is fortunate that the units at Emerald of Katong do not have a direct view of the nursing home. However... Related: Although this has more to do with a hospital, it forms a basis of understanding why it is not so great to live near e.g. a hospital Part 3: Any concern with the Kwong Wai Shiu Hospital & Sikh Temple? 1. Kwong Wai Shiu Hospital 1.1. The primary focus lies on the positioning of the Pathology Department and the area where deceased individuals are kept. It is advisable that one's residence is not in close proximity to these locations. 1.2. Thankfully, the developers of this project have carefully planned and positioned the Multi-storey car park (MSCP), ESS, Precinct Pavilion, CCC, etc. as a barrier between the HDB flats and the hospital. 2. Stigma of one's home looking towards a hospital. 2.1. Regrettably, there exists a segment of individuals or their relatives who hold superstitious beliefs and consider it unlucky for a residence to have a view of a hospital. Convincing such individuals to think otherwise can be quite challenging. Thankfully, this group appears to be relatively small. 2.2. I remember the DBSS HDB Adora Green development. The two units in Block 348A with the highest prices faced Yishun Pond but also had a view of Khoo Teck Puat Hospital (KTPH). Despite the hospital being approximately a kilometer away, these units still overlooked KTPH. 3. The photograph below depicts Singapore General Hospital, highlighting a prime example of an unfavorable location within a hospital to avoid: the Mortuary. Not all hospitals have the same level of visibility for their mortuary facilities. It is worth noting that SGH has undergone significant renovations, so the information provided may be outdated. Additionally, apart from the nearby Clubhouse, there are no residential areas near Block 9, where the mortuary was located. 3. Silk Temple 3.1 It is probable that the developers of this project carefully considered the presence of the temple. Consequently, none of the stacks or units are positioned to directly face the temple. 3.2 Stack 33 is the only unit that offers a partial view of the temple from the side. Stacks 35 and 45, on the other hand, do not directly face the temple. 4. The design of the Silk Temple's roof does not pose a risk to any of the units in this development, as none of them directly face the building. Additional Resource: These are some considerations: 1. Mount Alvernia Hospital (MAH) is a private hospital thus does not have or required to have a mogue or a pathology department to investigate dead bodies brought in by the police for both natural and unnatural death. 2. I don't want to indicate the exact area. (See above) But somewhere around marking X above, there is a room where, if so happen that a patient at the hospital has died. 2.1. The hospital staff would bring the deceased (body) to this waiting area. And when the relative had arranged for the pick-up of the body; witness their loved one is the correct person and the casket company personnel would take over. 3. As you can see this hospital "facility" is closer to Block 808. For Block 802, true that stacks/units facing MAH does look towards the hospital directly. 4. From a Feng Shui point of view, most concern would be where is the pathology department as mentioned under Para 2. The rest of the hospital areas are not that critical. 5. Unfortunately, STIGMA is something which is hard to get rid-off! 6. Even if one were told that it is okay no issue. 7. But if someone has already made-up their mind or kind of half-hearted; thus for example, in a resale of the unit; if you and or your family members share this same concern; others may also equally share it. 8. Also under the Holy Trinity of Chinese Luck System: 8.1. Heaven Luck = born with via Ba Zi [33.33%] 8.2. Earth Luck = Feng Shui [33.33%] 8.3. Human or Man Luck = feel good or well maybe not that great [33.33%] 9. Thus even if the Feng Shui of such a house is good or at least average. It can even be make worse-off if the buyer frequently feel unease over this. If so, if one's Human or Man Luck is DOWN, it will certainly pull down the entire luck of that person. 10. If in doubt please don't consider. Unless one has other ulterior motives like - "it is most affordable due to this concern". Then, cannot say - up to the individuals to weigh what I had mentioned, above. 11. Although SGH is a privatized hospital, however, through tradition, it has an infamous Block 9 = Mortuary where unnatural deaths e,g suicides etc.. are investigated, here:- 11.1. Fortunately, for SGH there are no near-by homes within the vicinity of this Block 9 Mortuary. 11.2.
