The project comprises 10 residential blocks ranging from 14 to 15 storeys and offers 1,277 units of 2-room Flexi, 3-, 4-, and 5-room flats. The name ‘Chencharu Hills’ describes the project’s undulating terrain and lush surroundings, as it is situated next to a new park where an existing black and white bungalow will be retained. The project’s facade colours of red, black, and white will complement the colours of the colonial bungalow. Residents will enjoy the convenience of having a preschool, senior care centre, eating house, shops, and a minimart provided within the project. Chencharu Hills will also feature children’s playgrounds, adult and elderly fitness stations, precinct pavilions, and 2 Multi-Storey Car Park (MSCP) with roof gardens. Within the new park, there will be playgrounds, fitness corners, open lawns, hard courts for sports, and a therapeutic garden. A heritage trail, featuring a series of gardens and storyboards, will also be incorporated for residents to learn about the area’s history. Please refer to the site plan located at the top of this page for the facilities provided in Chencharu Hills. Facilities in this project will be accessible by the public. About Chencharu At the heart of Chencharu, an east-west community avenue will connect a new park to the existing neighbourhood park near Khatib MRT. There will be a mixed-use Integrated Development along this community avenue, comprising of a new bus interchange, hawker centre, and shops to create a lively public space where residents can mingle. Future residents of Chencharu will enjoy good transport connectivity. A new road, Chencharu Link, will run north-south through the centre of Chencharu, flanked with housing developments and amenities on both sides. The 400-metre road will be designated as a bus-only corridor, providing dedicated road space for smoother bus journeys. With the bus interchange in the new Integrated Development and existing public transport options like Khatib MRT station and bus services along Yishun Avenue 2 and Sembawang Road, residents will enjoy seamless public transport connectivity within and outside of Yishun town. Besides convenient public transport options, Chencharu will feature walking and cycling paths that connect to amenities and transport nodes safely. These paths will also connect to the cycling network beyond Yishun, giving cyclists easy access to neighbouring towns like Sembawang, recreation nodes such as Khatib Bongsu and Lower Seletar Reservoir, as well as the upcoming North-South Corridor. Staff Cecil Lee Posted June 20 Author Staff Share Posted June 20 Oh! A nursing home and a place of worship Hopefully it is not a Chinese temple with one or many of those incense burning cauldrons... Case Study 1A: There is always a stigma associated with a home near to a Chinese Temple. In addition, more so if the home is beside or close-by to a nursing home. HDB Nanyang Opal at Jurong West Reference: HDB Nanyang Opal at Jurong West Some of us may consider purchasing a home near to these two amenities. However, especially when it comes to a future re-sale, we also have to content with the sentiments (if any) of the future buyer. Thus there is always a risk of either lower resale value or lower demand for your home. All temples often have a corner of it's premises with a reasonable large incense burning point for their devotees to burn offerings such as shown in the photo. Some temples also have it in the shape of a bottle gourd or hulu. Let's home the smoke does not blow into one's home. Often one has limited redress. And may have to live with it! Staff Cecil Lee Posted June 20 Author Staff Share Posted June 20 Any concern with a view [into] a Precinct Pavilion? Not seen but hear... , how? If a unit has a view of a Precinct Pavilion, make sure one tries to get a higher unit to avoid looking into this Precinct Pavilion. Especially if there happens to be a Funeral Wake. As unfortunately such activities cannot be planned. And may even happen during one's joyous occasion such as the Chinese New Year.
Staff Cecil Lee Posted June 21 Author Staff Share Posted June 21 #02-130 and #02-110 Avoid low floor units at Block 972B Stack 130. This also includes avoiding Block 972A Stack 110 Don't buy #02-130 and #02-110. This is because based on common sense and in the evening when vehicles turn on their head-lights often when vehicles turning e.g. left to the MSCP may inadvertently shine their head-lights into the openings of these units. Vehicles turning right can also affect the bedroom(s) and living room of say #02-130. +++ Please also skip #02-220, #02-222, & #02-224, Identical concerns as above +++ Fortunately, none of the above are found at the remainder of the other June 2024 HDB BTO locations! Staff Cecil Lee Posted June 21 Author Staff Share Posted June 21 How about a unit close-by to an eating house? 1. First time that comes to the mind are the exhaust vent(s) often at the rear of the eating house. Depending on wind conditions, it is highly probable for lower floor units especially at Stack #108 to perhaps get a whiff of the aroma of "wok hey" etc... Eating house is shown as a PINK ICON 11 in the Sales Brochure Other possible concerns 2. Noise pollution after 10.30pm perhaps coming from the eating house. 3. May attract higher traffic flow along the VOID deck of neighbouring Block e.g. 972A as compared to other blocks/stacks. 4. More likely also attract cockroaches and even the rats to live nearby. 5. Can you think of other disadvantages?
Staff Cecil Lee Posted June 21 Author Staff Share Posted June 21 Unit numbers may be of personal preference and nothing to do with Feng Shui In some HDB developments, stacks are always ODD numbers like 113 or 143. If so will never encounter units like e.g. #04-144 or #14-144 or #04-114 or #14-114 However, it may nevertheless affect future re-sale value. This is because if one has no concern with it; future buyers prefer to more neutral unit number. Related:

Staff Cecil Lee Posted June 22 Author Staff Share Posted June 22 BEWARE OF THIS AGE-OLD FENG SHUI SCAM BEWARE OF THIS AGE-OLD FENG SHUI SCAM No wonder, Feng Shui suffers from a bad reputation, today Many Feng Shui Masters are a Feng Shui Store. Their core business is not authentic Feng Shui. But rather making big bucks by selling lots of useless commercial products in the name of Feng Shui. Please give me a good reason not to buy such products. Here's one: Okay, the above was written prior to the knowledge of COV-19. Here’s to another reason, why. Many Feng Shui Masters and their shops are FAKES! On Saturday, 14 March 2020, a WhatsApp from a past client P.S. Frankly, I was just being extremely polite. Actually if one got the hint, as the British always say just throw the "bloody" thing away! ASK! MUST I BUY FROM YOU? When the buying Stops! The selling Can! Yes! Ask: "Must I buy from YOU?" Staff Cecil Lee Posted July 21 Author Staff Share Posted July 21 Units categorized as Good, Bad, and Ugly. 1. Keep in mind that while a geomancer may deem this development favorable, the quality of a unit also relies on its specific location within the development. 2. Is your potential unit under the Good, the Bad or the Ugly? 3. Consider this scenario: the unit resembles a dilapidated 1,000 cc car that has seen better days. Not even a skilled Feng Shui Master could transform it into a desirable unit! 3.1. By the way, (above) this falls under Habit Number 11. 4. Under Habit 1, one possibility is by ranking one's bedroom type by stack/unit: 1st choice, 2nd choice etc... 4.1. Staff Cecil Lee Posted November 16 Author Staff Share Posted November 16 Toilet in middle of unit? Feng Shui (FS) is not so fragile The ABC's of Feng Shui... 1. That one issue e.g. such as a toilet at the centrepoint is considered a death sentence or fatal error on it's own. 2. There are often more than one issue that can bring the Feng Shui of a house crashing down. And it is based on a holistic approach represented by this PIE Chart. IN SUMMARY The main takeaway is that a single issue, such as a poorly placed toilet, can significantly impact the overall Feng Shui of a house, but it is essential to recognize that multiple factors contribute to this holistic assessment. Therefore, addressing various issues collectively is crucial for maintaining a harmonious living environment. A. How Suitable is this House? Via Science of FS: Part 1 and 2 Via Art of FS: Part 3 External Part 1 = How suitable is the unit - Frontage, Kitchen & Main Bedroom? Frontage, Kitchen, Main Bedroom = 30 Marks (Part 1 accounts for why some homes are suitable to some but not to others.) Part 2 = How is the luck of the Interior Feng Shui of this unit? 35 Marks Part 3 = External Feng Shui luck? 35 Marks Total = 30% + 35%+ 35% = 100 Marks. Note: Thus the toilet at the centrepoint at most falls under Part 2 with just a few percentage points down only. B. Habit No. 3 = Concept of Maximizing Marks is another consideration:- C.
