Dear Anon,


Every home (landed property) and apartments (condos / apartment / flat) have their distinctive Feng Shui.


So in terms of Feng Shui for a condo: The Centris; if we consider an individual unit vs other units, then there are always some units that may have superior Feng Shui vs other units.

Thus, a recent post asking how is the Raintree condo, again, usually in each plot of land there are invariably good or not so favourable units.


As mentioned previously, all homes may or may not be affected by the "hot" afternoon sun;


Your question relates more to the "marketability" and whether your unit can become an asset or end up as a loss.


Thus in terms of good marketability, as you had mentioned, factors like The Centris is located next /close to MRT and shopping mall usually can be a plus especially for those who do not own a car.


In the past, 99 leasehold condos were sold at crazy prices e.g. $600 p.s.f. or more. And nowadays, these property prices have almost halfed! For example, the Regent View, Buangkok Green condo have seen their prices fallen at least 1/3 to nearly half of what they were purchased for!


In addition, homes that are bathed by afternoon sun are equally not ideal. Especially if the walls have been soaked with afternoon heat and many of these rooms are either the master bedroom, children's bedroom and or the living room.


For new condo developments, often, we cannot, yet see what we buy. So, the most crucial piece of "paper" to scrutinise is the site plan!


Study, study, study the site plan very closely. Look at where the afternoon sun comes in. And if there are other blocks nearby, how high are they and do imagine how far the sun can come into the home.


In addition, look for any "sharp edges" of other blocks/units pointed at the prospective unit that one is considering buying. As well as looking into the various interior layout plans.
