Hi :

Hope everyone is well.

Can anyone please advise which period these HDB flats belongs to?

A completed bare* block of flats with 80+ units built in 1983. Sold to owners in Feb1 1984. All owners take possession of their own apartment flats and start their own internal renovations like flooring (laying of tiles, parquet..etc), house painting, instaling cabinets, furniture..etc.., before moving in. Although the block roof was completed prior to Feb 1984, does all these major internal renovations by the 80+ units convert the block to Period 7 units or remain at Period 6?

If the answer is still 6, then period change is not possible at all for flatdwellers I suppose. Shocked

The house will be a period 7. This is because though most of the units are built in 1983. As you mentioned, it was only sold to owners in 1984. This means that the unit were still bare and empty so as good as no one yet lived in the place. Flying Star depends on Qi, so if no one stays in the place at all, it is not yet considered as occupied, thus as good as an empty house.


This means that should you buy it, then you have the option of converting it to a period 8 house if it has better Qi.


Anyway, for older house period, the likelyhood of the Qi slowly flying over is also possible. So often very likely it would have already flown over to the new period Qi due to renovations and etc that may have taken place throughout the years.

Because the New Year is coming and I needed an answer urgently, I also posted this same question to 2 other websites and both advised similar reasonings. (please see below)


I'm very confused and concerned as u can see different periods will affect the way I live and place remedies for the flat. Is there any text or source u can help refer me to for more understanding. I thank you again for your advice.

we measure the construction cycle of the building from when the roof seals off the heavenly qi from flowing down into a building. Therefore, the only way a building can change its period is for its roof to be removed. The way I understand it, is that if more than half of the roof has been removed for at least seventy-two hours, and the foundation is exposed, then the heavenly qi can again spiral down on to the earth. If a new roof is then placed on the building, the new period for the building is the current period.

In the case of the building you are describing, since the roof was not replaced, the period would not be changed.

The building belongs to period 6 as the authorities selling the building made sale transactions with people on Feb 1st 1984, it means the roof was already done before 1984 which is 6th period. So the house has stars of 6th period. It is the roof that matters more.

Let me ask you a simple question, are you planning to do a major renovation to your new house or not?


If you are, then you do not have to worry to much about what period the house was built in. As you can force the Qi to fly over to the period 8. In fact, this is often the most recommended for older house, simply because the period 6/7 house qi will be fading away anyway. So you won't benefit from it as much flying the house over to a period 8 and activating the water/mountain star 8. Especially, if the house benefits from the period 8.


If you are not, then that is where you will always have problem determining the which period the house used to be:-


1.Basically, the Qi of the house is determined usually by when the roof is covered. That is why if you do stay in a landed property, should you ever remove the roof completely and rebuild the roof, the house Qi will be based on when you completed building the roof.


2. The Qi of the house is also influence by the structure or layout of the house. For example, if you knock down a room wall, then the Qi of the house will change.


The above 1 and 2 are major forms of renovations that can influence the Qi of the house.


3. But when it comes to apartment there is only one roof at the top of the building. Each individual owner will have their own roof, but only the highest level will have the direct roof. So the removal of roof to signify the change of Qi is not possible right? So instead, the hacking of walls and renovations would be the best way to determine the Qi of the house.


4. For landed property, the above point 1 and 2 are easy to apply. But for apartments, point 1 will be hard, so point 2 is the more likely thing to use to guage which year to take as the birth chart of the house.


5. Also, for apartment where there are many levels and apartments, each will have their own Qi. As long as the house remains exactly as it was built, then you take the year it was built based on when the block was built or at least when the house is fit for people to stay.


For example, if a development may be built in 1983, but because it is only declared fit for occupation in 1984. Then it is considered period 7. This is because prior to that it is not ready for anyone to stay in. Also, as more people stay in the place, the Qi will be active, otherwise, it is as good as Dead Qi.


6. Anyway, you should also know that even for older house, as you cross over to new period, the existing luck will slowly fade away. This means that houses built in period 7 (ie 1984), will slowly fly over to period 8 even without any major renovations especially if the house is as old as 20-years. I mean houses also need repair, so some of these repair if major enough will cause the Qi to fly over as well.


7. Also, even if the above renovations work are not done, if you do symbolic flying over, you can still slowly effect the Qi to fly over to the new period. By symoblically painting the entire roof of the house and having at least 3 major celebrations.


So you see, for an older house, it is very hard to tell you for sure which is the true year the house was built. Based on what you have provided in your post, the house built falls under the point 5. You said the development was built in 1983 but it was not sold for people to say until 1984. As people move in, some people may renovate their house, so the house Qi will likely have changed. Also, as more people stay in the place, the house will then have Qi.


That is why I said it is more likely a period 7 house luck. But having said that, it really does not matter what is the old period if you do intend to have a major renovation. If you do have the renovations, then your house Qi will fly over to the period 8. Since, period 7 is over, you should try to look for houses built in period 8 to ensure, that you do not have to try to retain the existing period 7 house Qi as it is much harder to retain the old Qi, since sooner or later the older Qi will fade away.
